Position Overview

As an Assistant Project Manager at EAH Housing, you will play a critical role in supporting the real estate development team throughout every phase of the real estate development process, including site acquisition, entitlements, financing, design, construction, and lease-up of new construction and rehabilitation projects. Under the direction of the Director of Real Estate Development, you will provide general project management assistance, assemble funding applications, prepare and assist with funding draws, conduct community outreach and engagement, and perform site due diligence.

Key Responsibilities:

  • Provide general project management assistance to the Director of Real Estate Development and Project Managers, including processing, tracking, and following up on documents and letters, coordinating with internal staff, and managing relevant consultants.
  • Assemble applications to various funders, including but not limited to the Housing and Community Investment Department of the City of Los Angeles (HCIDLA), the Los Angeles County Development Authority (LACDA), and the California Tax Credit Allocation Committee (CTCAC).
  • Prepare and assist with preparation, maintenance, and submitting funding draws to various financial institutions throughout the various phases of development.
  • Conduct research and assessments of community assets and needs, identify key stakeholders, and prepare presentation materials as needed for public meetings.
  • Perform due diligence work on potential sites deemed generally viable for development purposes, including reviewing preliminary title reports, evaluating infrastructure, estimating market values through comparable sales analysis, and assessing the ability to obtain entitlements.
  • Create and analyze preliminary financial projections for potential transactions, compile comprehensive deal analysis packages, and assess risk associated with any acquisition for review by supervisor and Executive Team.
  • Identify, evaluate, and monitor new and existing funding sources, and remain up-to-date on the status of those sources of funding.
  • Ensure that local approvals and neighborhood acceptance of proposed housing development projects occur, including submitting land use applications and attending hearings and neighborhood meetings.
  • Create and manage proposals for land and funding opportunities.
  • Actively participate in EAH's Injury and Illness Prevention Plan.
  • Maintain positive working relationships with public and private lenders and grant sources.
  • Create presentations for internal and external audiences.
  • Represent EAH at targeted industry conferences and seminars.

Requirements and Qualifications

Essential Qualifications:

  • Bachelor's degree in a related field, such as residential architecture, finance, planning, or construction.
  • Some related work or field work experience in matters related to affordable housing development.
  • Valid California Driver's license and access to reliable transportation.

Preferred Qualifications:

  • Master's degree in a related field, such as Urban Planning, Real Estate Development, or Business.
  • Experience working at an affordable housing development company in California.
  • Experience with California LIHTC transactions, along with familiarity of California Housing and Community Development (HCD) programs.
  • Minimum of one successful LIHTC financial construction closing.

Compensation and Perks

The salary range for this position is $68,000 - $103,000 per year, with a hiring range for new employees generally between $68,000 - $85,500 per year, depending on experience. We also offer a comprehensive benefits package, as outlined above.
