Are you ready for the next step in your property management career? This large owner/manager has a large portfolio of properties throughout the east coast of over 50 communities. This Regional Manager will oversee seven properties and over 1300 units in Michigan. The Regional Property Manager oversees and implements the company’s property management strategies by guiding team members within their assigned portfolio. They ensure the adoption of policies, procedures, and practices that help each property surpass its financial targets and achieve operational performance goals.
Duties Include:
• Address and resolve site and resident issues that go beyond the capabilities of onsite staff.
• Create and execute monthly and annual business plans, including marketing strategies, staffing plans, revenue-generating programs, and performance goals.
• Analyze activity reports to track progress towards occupancy goals, including sales conversion rates, pricing, renewals, and financial objectives. Implement corrective actions as needed to consistently meet company targets.
• Establish and follow a weekly schedule to ensure regular site visits and effective communication with direct reports.
• Manage capital improvement projects and renovations, including preparing and executing phasing plans, and collaborate with the Director/Assistant Director of Maintenance on qualified improvements approved by the Regional Vice President of Operations.
• Complete the Regional Property Manager checklist on a monthly basis.
• Champion new initiatives within the organization, driving engagement with onsite teams, providing necessary training, and ensuring full participation in new initiatives.
• Communicate effectively and professionally with coworkers, residents, vendors, and supervisors, maintaining respect and professionalism in all interactions.
• Comply with local, state, and federal Fair Housing laws and regulations.
• Oversee all property operations to ensure compliance with standardized practices, policies, and procedures.
• Track income and expenses to meet budget goals, and when shortfalls occur, propose and implement strategies to address the discrepancies.
• Review monthly financial statements, ensuring accurate evaluation of all payables, receivables, and reclassifications/accruals.
• Manage the preparation and presentation of monthly financial business review reports.
• Develop annual operating budgets that align with the company’s expectations for rental income, net rental income, expenses, net operating income, and capital expenses.
• Train, mentor, evaluate and appropriately reward/discipline all direct reports including completing annual associate reviews, ensuring proper staffing levels, and performing Property Manager duties when needed
• Partner effectively with Human Resources, Recruiting and Regional associates to hire and develop new onsite associates
• Ensure that payroll related responsibilities (including but not limited to timesheets, bonuses, commissions, status changes, etc.) are submitted accurately and timely as required per policy/procedures
• Engage with Property Managers concerning all property, resident, and personnel matters
• Assist Property Managers in developing onsite performance metrics, goals and strategies related to property performance and teamwork values
• Ensure confidentiality for direct reports, co-workers, management, and residents (current and past)
